Staging at the Highest Level: 8 Homes Over $20M

At the ultra-luxury level, home staging is more than aesthetics—it’s a critical sales strategy. Buyers in the $20M+ market aren’t just purchasing a house; they’re investing in a lifestyle, so every design choice must highlight the home’s unique selling points and evoke effortless luxury that resonates with high-net-worth buyers.

Scale is essential—grand entryways, soaring ceilings, and expansive floor plans require furnishings that match their proportions to create a move-in-ready experience. Customization is equally key, with each home demanding a tailored approach based on location, buyer demographic, and architectural style. A Malibu estate may call for organic modern statement pieces, while a historic Manhattan townhouse benefits from layered textures and classic accents.

Beyond decor, ultra-luxury staging defines functionality, ensuring that secondary spaces like wellness rooms, home theaters, and wine cellars are just as impactful as the primary living areas. Thoughtful staging helps buyers connect emotionally with the home, reinforcing its value.

Over the years, we’ve staged some of the most exceptional $20M+ properties across the country—each with its own distinct design narrative. Here,  eight standouts where staging played a pivotal role in elevating the listing:

A Legacy of Luxury—3030 Chain Bridge, Washington, D.C. | $23.5M

Washington, D.C., is home to some of the most historically inspired residences in the country, and 3030 Chain Bridge is no exception. Designed as a modern take on 18th-century English architecture, this 13,000-square-foot estate required a staging approach that would honor its grandeur while making it feel livable for today’s buyers.

Vesta designer Seth McCaughey led the transformation. “The scale of a home like this demands intentional design,” says McCaughey. “Every piece needs to enhance the architecture, create balance and ultimately invite the buyer to experience the space as a home, not just a property.” To achieve this, Seth selected luxury furnishings from Vesta’s collections in rich textures, sculptural silhouettes, and a neutral palette to bridge the gap between classic and contemporary.

Among the “wow” spaces in the home is the double-height great room, where soaring ceilings and grand windows flood the space with natural light. Vesta’s staging embraces its scale while creating a cozy corner beneath the staircase with the curved Arosa sofa and Dolomites side table, accented in gold to complement the stair rail.

The Ultimate City Escape—802 Town Line Road, The Hamptons | $27.5M

When staging a 20,000+ square-foot estate, every detail matters. Our N.Y. Creative Director Christina Slater approached 802 Town Line Road with a focus on contrast, pairing sleek metals with organic textures for  a layered, lived-in feel.

At this expansive estate, staging was about enhancing—not competing with—the home’s features. One of the most striking elements is the double-sided Galvalume Steel Cladded fireplace, crafted by local Sagaponack artist Nathan Slate Joseph. This sculptural centerpiece seamlessly connects the living and dining rooms. To further spotlight this statement piece and add movement to the space, Christina placed the Rivoli accent chair by the fireplace—an avant-garde design with a sturdy metal frame, upholstered and molded to create a unique vignette.

The Intersection of Nature and Architecture96 Ridge View Dr, SF | $38.6M

A true icon of engineering and design, this 13,849-square-foot architectural marvel was crafted by Stanley Saitowitz and has recently been  listed for $38.6M. This residence exemplifies the blend of modernist principles and natural surroundings, resulting in a home that is as much a piece of art as it is a sanctuary.

Our NorCal design team, led by Creative Director Taylor Sassa, took on the challenge of staging this one-of-a-kind property by embracing its modern architecture while celebrating its deep connection to the landscape. Through carefully selected furnishings and materials, we ensured that every space remained open, breathable and harmonious with the environment.

To achieve this balance, we incorporated a palette of terracotta hues, forest greens and organic textures, reinforcing the home’s natural aesthetic. In the dining room, we kept the color scheme neutral, drawing the greenery from outside in. Soft gray walls frame the landscape, while our Cadiz dining chairs add a sleek touch with their curved silhouette and soft  fabric.
