Inside a Kobi Karp-Designed Home on Miami Beach’s Sunset Island

On a park-lined stretch of Sunset Island II, a rare family residence is entering a new chapter. Offered at $11,300,000, the fully renovated home was designed by acclaimed Miami architect Kobi Karp and recently staged by Vesta Home, the luxury staging, interior design and furniture studio known for creating deeply livable and luxurious turnkey interiors.

The home’s story is inseparable from that of its owners, Cary and Antoinette Zel, whose careers and family life are woven into its walls. After spending 15 years at MTV as CEO of the Latin America division, Antoinette relocated to South Beach 25 years ago and purchased the 5,500-square-foot Sunset Island residence.

“This home is incredibly special to us,” says Zel. “We bought it when MTV relocated me to South Beach, and it’s where we raised our three sons. Now they’re all artists living in Brooklyn, and we’re moving there to be closer to them. It truly feels full circle.”

As the home prepared to meet its next owner, Zel sought a design partner who could honor both its architectural clarity and its emotional weight. She turned to Vesta, drawn in initially through the studio’s design-forward visual storytelling.

“I had always admired Vesta’s aesthetic,” Zel shares. “Their  storytelling and design portfolio really resonated with me, and that’s what ultimately led me to choose Vesta for this project.”

Vesta designer Grace Kotraba and creative director Linda Kennedy approached the interior of 2516 Sunset Drive with a minimalist South Beach aesthetic,  grounded in how buyers live in Miami Beach today. The home was styled to allow the architecture and park-facing setting to take center stage.

A soft, tonal palette anchors the main living spaces, with creamy upholstery, natural textures and warm wooden finishes for contrast. Comfortable, generously proportioned seating encourages lounging, while sculptural pieces like the Girona side table and the Alta chair’s clean-lined silhouette keep the spaces feeling luxe rather than casual. Natural light plays a defining role, moving freely through the open plan and drawing the eye toward lush garden views beyond.

The dining and kitchen areas continue the same quiet dialogue between function and form. Rounded boucle dining chairs, a dramatic pendant and a streamlined island with wooden Jena counter stools create moments of visual interest. Throughout, the design avoids excess, allowing space, light and proportion to do the heavy lifting.

The primary suite was designed as a minimalist retreat — calm and intentionally pared back. Rich wood tones, natural layered linens and funky abstract artwork complete the rhythm of the room. The result is a bedroom that feels both refined and restorative to unwind at the end of the day.

Outdoor spaces are treated as true extensions of the interior, designed to support daily living as much as entertaining. The backyard unfolds around a central pool, framed by lush landscaping that creates a private, resort-like atmosphere.

Upstairs, a private balcony offers a more intimate outdoor escape, nestled among the treetops and overlooking the greenery beyond. Clean-lined outdoor furnishings invite casual gathering, while the scale of the space allows for both movement and moments of stillness.

The exterior moments mirror the interior’s understated approach, reinforcing the home’s sense of balance and retreat. Says Vesta’s Linda Kennedy, “Because we work so closely in the Miami Beach market, we understand how important light, flow and comfort are. “This home didn’t need to be overly styled; it needed to feel intuitive, warm and ready for its next chapter.”

The home is for sale by owner Antoinette Zel, with all Vesta furnishings available for purchase, offering buyers a rare opportunity to step into a thoughtfully designed, turnkey interior from day one.
