One of downtown Manhattan's most storied addresses has a new chapter. 36 Bleecker Street — the NoHo loft once owned by actor Jonah Hill and now listed at $12,35 Million — has been reimagined by Vesta Home, the country's leading luxury staging and interior design studio, in a way that honours everything that makes the apartment extraordinary while making it feel like a home someone deeply loved living in.
Located within The Schumacher, a character-laden six-story pre-war building originally constructed in 1885 as a lithographic printing company, the four-bedroom loft is a study in quintessential New York architecture at its finest. Twelve-foot brick barrel-vaulted ceilings. Oversized arched windows that flood every room with light. Wide-plank white oak floors, custom blackened steel beams and industrial accents that give the apartment an unmistakable downtown soul.
Bleecker Street needs no introduction. One of the most iconic addresses in Manhattan, it sits at the heart of NoHo — a neighbourhood defined by its architectural heritage, creative energy and enduring desirability among discerning downtown buyers.
The Design Approach
Vesta approached 36 Bleecker Street with a clear brief: loft, but make it luxury.
"The staging for 36 Bleecker, 5A was approached with a gallery-like sensibility, keeping the furnishings soft, neutral, and highly edited to showcase the dramatic vaulted ceilings," said Melinda Wolrab, designer at Vesta.
"We leaned into a refined, tonal palette and sculptural forms to create a sense of calm and cohesion, allowing the architecture and its scale, light, and historic detailing to remain the focal point. The design draws from the layered character of NoHo expressed through a curated, textural approach that feels like a contemporary gallery within a vibrant, bustling neighbourhood."

The design leans fully into the apartment's warm wooden built-ins and pre-war character. Rather than working against the industrial bones, Melinda wove them into every decision — tying the blackened steel of the arched windows through the interior with furniture pieces featuring wrought iron legs, including Vesta's signature Manila side tables, which echo the architectural detail. Plush, generous upholstery anchors each seating area, encouraging exactly what the space invites: to sit down and stay a while.
The open shelving and custom built-ins throughout were treated as an opportunity to tell a story. Carefully curated collected pieces add personality and warmth, making the apartment feel genuinely lived-in rather than simply styled. Contemporary yet cosy.
Layering with Intention
Light moves through the apartment freely — and Melinda used that as a foundation. A neutral base palette keeps the space airy and open, with contrasting chocolate browns and deeper accents layered in for depth and drama. Curved silhouettes, textural fabrics and geometric patterns on rugs and cushions add visual interest throughout, ensuring the neutral palette never reads as quiet. Vesta's Corset counter stools in chrome bring a perfectly chic accent to the kitchen island — a subtle nod to the apartment's sophisticated edge.
"We leaned into an electric layering approach and introduced a mix of Vesta's hero pieces — including the Sadie sofa, Masdar coffee table, and Brunswick console — layered with bespoke vintage leather chairs to bring in warmth and contrast," said Wolrab. "Each element was selected to balance proportion and flow, creating moments of interest while maintaining an overall sense of restraint. The goal was to create a space that feels both timeless and distinctly downtown — elevated yet livable, where the design enhances the building's heritage while offering a refined, modern perspective on luxury living."
Love at First Sight

For project manager Bonnie Bruckheimer, 36 Bleecker was something special from the moment she walked in.
"It's not often you walk into an empty apartment and are completely enamoured by its beauty," she says. "The large living and dining room, the extraordinary windows, the beautiful floors, the kitchen opening out to the dining area — and the gorgeous light wood and built-ins in the bedrooms, which you rarely see.
Every bathroom is spectacular. Even the hanging plants in front of the bedroom windows adds to its glory. What a thrill to bring this apartment to life alongside the brilliant Melinda Wolrab."
The Turnkey Difference

The apartment is being offered fully turnkey, with all Vesta furnishings and design available for purchase with the property — allowing the next owner to move directly into the home they fell in love with, without lifting a finger.
It is a model that is resonating deeply with today's luxury buyer. Vesta has seen a 90% increase year-over-year in buyers choosing to purchase the furnishings directly from staged homes — a trend that speaks to a growing desire for immediacy, curation and the confidence of knowing a space has been designed with genuine intention.
"Downtown buyers are looking for turnkey product they can move right into in great locations and in buildings offering great amenities," said Noble Black of The Corcoran Group, who holds the listing with colleague Jesse Feldman. "There's not a lot to choose from that checks all the boxes, which is why we're seeing good inventory move quickly."
36 Bleecker Street checks every box. And then some.
